When it comes to transaction involving land and property, be this a sale, registration or lease, it will often be necessary to submit plans to Her Majesty’s Land Registry.
Lea Hough are able to provide Land Registry Compliant Plans, which are prepared by one of our experienced Chartered Surveyors.
There are various reasons why you might require a Land Registry Compliant Plan. Some of these reasons include:
Where land is being sold, the plans can also be appended to the Land Transfer/conveyance documents for use in the legal process.
Obtaining good quality plans helps to improve the process of making an application to the Land Registry. In addition to helping to ensure that the plans are accepted first time, professionally prepared plans are likely to be processed more efficiently and effectively. Accurate and compliant plans can also help to resolve any issues or questions regarding the extent of the land in a registered title, should these arise in the future.
The process involves the preparation of a detailed site plan, which is compiled electronically in accordance with the Land Registry guidelines. Our Surveyors will use the latest guidelines, which stipulate what scale the plans should be, what colour edging and shading should be used, etc, to initially prepare a draft plan. Once reviewed and approved by you, the plan can be submitted to Land Registry.
Where required, we are also able to visit the site to undertake a site survey to understand the locations of boundaries and rights of way, or the arrangement of the site/property, etc.
As well as acting directly for vendors/purchasers, we are often appointed by conveyancing solicitors who require Land Registry Compliant Plans for their property/land clients.
