Valuing smaller parcels of land differs somewhat from Valuations of larger areas of land and requires a more nuanced approach. Unlike development land, there is often limited transactional evidence, and values can be heavily influenced by the circumstances of a particular purchaser. This is especially the case where a “special purchaser”, such as an adjoining owner, is involved. Our team has extensive experience in analysing these dynamics to arrive at a valuation figure.

We carefully consider the specific characteristics of each site, including its location, access arrangements, legal rights, planning context, and any restrictions affecting use. The practical utility of the land is also a key factor, as is the relationship with neighbouring properties.

Where comparable evidence is available, we analyse and interpret this in the context of the subject land. Where evidence is more limited, we provide clear and transparent reasoning within our reports, ensuring that our conclusions are both defensible and easy to understand for clients, solicitors and other stakeholders.
