Project Overview
This project involved the Sub Division and transformation of a large, vacant retail unit located on a prominent high street in Southport. The existing space was stripped out and re-modelled to create a new, self-contained retail unit, which is being let to national occupier, Greggs.
Lea Hough Chartered Surveyors were appointed by a London-based asset management company to act on behalf of a commercial property investor and landlord. Our role was to prepare the landlord’s shell works, delivering a compliant, serviced unit ready for tenant fit-out prior to occupation under a new lease.
Our Role
We provided full project management and contract administration services, including acting as Principal Designer and Contract Administrator throughout the project.
Our scope of services included:
- Preparation of drawings and specifications
- Managing the tender process, reviewing contractor submissions and awarding the JCT contract
- Acting as Contract Administrator during the construction phase
- Managing the Building Regulations application process
- Undertaking the CDM Principal Designer role in accordance with the CDM Regulations
- Arranging an Asbestos Refurbishment Survey
- Coordinating new incoming utility service connections, including new water, electric, telecoms and drainage connections. This included liaising with utility providers and submission of statutory applications.
Project Status
Works are now completed and handed over. We worked closely with the contractor and client team to ensure the project was delivered efficiently and to programme.
We now look forward to seeing the tenant’s fit-out scheme move towards completion over the coming weeks and seeing the tenant’s retail shop open to the public.
