Lea Hough Chartered Surveyors recently assisted independent coffee shop and brunch brand Federal ahead of the opening of its newest café in the heart of York city centre.
Located on the historic Coney Street, one of York’s best-known shopping areas, the new venue occupies a prominent city centre site. Before fit-out works commenced, our commercial surveying team was instructed to prepare a detailed Schedule of Condition on behalf of the tenant.
Schedule of Condition for Incoming Tenants
A Schedule of Condition provides an accurate record of a property’s condition at the start of a lease. By documenting existing defects, wear and damage before occupation, it helps ensure tenants are not held responsible for pre-existing issues when the lease comes to an end.
For this project, our Chartered Building Surveyor carried out a comprehensive inspection of the premises, recording the condition of all accessible internal and external elements through detailed notes and high-resolution photographs. The findings were compiled into a professionally presented report.
By setting out a record of the property’s condition before the café fit-out commences, the Schedule of Condition helps minimise the risk of future disputes over repair obligations and dilapidations.
Federal has built a strong reputation for its speciality coffee and all-day brunch offering, operating five successful cafés across the North West. The York opening marks the business’s first location outside Manchester and represents an important milestone in its continued growth.
With ambitious plans to open a further 12–15 cafés in cities across the UK, the business is continuing to expand its portfolio of leased commercial premises.
