Recent Commercial Valuation Work
Our recent workload highlights the variety of commercial properties and valuation scenarios we encounter across the North West.
One significant commission involved advising a local authority on the proposed acquisition of a prominent town centre redevelopment opportunity in Chorley. As part of the instruction, we prepared a detailed residual valuation of a consented mixed-use development comprising residential apartments with ground-floor commercial accommodation, providing robust advice to support the client’s acquisition strategy.
Industrial property continues to account for a substantial proportion of our work. Recent commissions have included warehouse and manufacturing premises in Burnley, Hapton and Preston, together with the valuation of substantial former mill buildings where condition, adaptability, refurbishment costs and future redevelopment potential all play an important role in determining value.
We also continue to receive a strong pipeline of secured lending instructions from banks and specialist finance providers. Recent projects have included mixed-use investment properties in Bolton, owner-occupied commercial premises in the Preston area and industrial buildings across Lancashire. These valuations require careful consideration of rental income, lease structures, tenant covenant strength, prevailing market conditions and investor demand.
Alongside this, we recently completed a portfolio valuation on behalf of a housing association, assessing multiple retail units within neighbourhood shopping parades across Preston, including Ribbleton, Ingol and Ashton-on-Ribble. This work involved analysing tenancy profiles, occupancy levels, rental performance and the characteristics of tertiary retail locations.
For specialist commercial properties, where directly comparable market evidence is limited, our team come into their own. Recent instructions have included purpose-adapted buildings in semi-rural locations around Clitheroe, Preston and South Ribble, requiring detailed analysis of alternative use potential, planning considerations and wider market trends to establish market value.
