Project Overview:
Gascow Farm has been promoted through the South Lakeland District Council Local Plan process and is an integral part of the largest allocation in the administrative area, with over 700 homes, with complementary facilities and strategic open space network envisaged to come forward over the next 15 years.
Lea Hough Role:
Our role commenced with the promotion of the site through the early stages of the allocations process, highlighting to the Local Authority not only the suitability of the site for development. We subsequently advised the landowner on potential disposal options, through to the subsequent agreement of terms with an established house builder.
Our role evolved to include submissions to the Local Authority on key aspects of the Local Plan, including Affordable Housing and CIL requirements, to protect our client’s interests whilst also helping to secure the allocation of the site.
We have subsequently acted for the landowner and developer in successfully reducing the Affordable Housing requirement for the site on the grounds of viability.
Project Outcome:
The site recently received a resolution to grant planning consent for 235 homes.
Negotiations will continue with the developer to finalise the completion of the sale in the near future.
