The owners of the Pub, Daniel Thwaites PLC Brewery, were carrying out a substantial project to extend and fully refurbish the pub to create a hotel. The Pub is located alongside the River Eamont and Lake Ullswater in the Lake District.
Thwaites had appointed a Project Manager and Design Team including Architects and Structural Engineers etc. We attended Design Team meetings and undertook a review of the design drawings and we were able to advise on the implications of The Party Wall Etc. Act.
We identified that the works did fall under The Party Wall Act and that Notices needed to be served upon two adjoining owners – a Post Office/general store and a residential house owned by Lake District Estates Limited.
Works included adaptations to existing party walls, demolition works, the construction of extensions with piled foundations, and excavations close to neighbouring properties.
Following service of Notices under the Party Wall Act, we liaised with both Adjoining Owners and we were appointed as Agreed Surveyor, to act impartially.
Party Wall Awards were put in place, which again involved liaising with the Structural Engineers to obtain Design Statements, contractors to ensure Method Statements were in place, and arrangements were made to gain access to the land of the Adjoining Owners for the purposes of erecting scaffold.
Surveys of both adjoining premises were undertaken beforehand and Schedules of Condition were prepared to record the condition of the adjoining properties prior to commencement.
Upon completion of all works, our Chartered Building Surveyors re-surveyed the adjoining properties and ensured that no damage had been caused. Thwaites fully complied with the Act following our advice, and both Adjoining Owners were satisfied with the outcome.
