Our Chartered Building Surveyors undertook the important role of Party Wall Surveyor in relation to the demolition of a former Snooker Club and the construction of a new-build five storey student accommodation building on Penny Street in Lancaster City Centre.

The works involved the demolition of a large Snooker Club that adjoined our client’s hotel (The Toll House) which is a Listed structure.

Planning Permission was granted for the student accommodation building and our client (Daniel Thwaites PLC) received a Party Structure Notice from a Party Wall Surveyor who was acting on behalf of the developer.

We advised our client and responded to the Notice on their behalf, as Adjoining Owner.

There were a number of concerns including the effect that the demolition of the existing building may have on our client’s hotel,  the installation of substantial piled foundations, weather protection details where the new building was to directly abut our client’s property, as well as practical issues during the works such as access, scaffold and vehicular movement around the tight site in Lancaster City Centre. Working hours needed to be considered too as this affected the guest bedrooms in our client’s hotel and trading generally.

All of these issues were dealt with as we reviewed documentation/proposals and liaised with the other party’s Surveyor. We also undertook a detailed Schedule of Condition of the external fabric, internal fabric and basement etc.

One Party Wall Award was put in place initially, in relation to the demolition works. Then supplementary Party Wall Awards were put in place in relation to the foundations for the new-build property and in relation to the weatherproofing details which were all agreed between the two Party Wall Surveyors.

Damage from water ingress was caused to our client’s property during the course of the works and we ensured that this was all resolved and rectified to our client’s satisfaction.
