Lea Hough are pleased to say that Practical Completion has been reached on Units 3A-3D at Spring Gardens, Colne, Lancashire.
Units 3A-3D are the first terrace of units to be completed on this large new-build industrial development site on behalf of our client, Reeves Property Group. The Principal Contractor is MSM Construction, and Lea Hough’s role is Employer’s Agent to administer the JCT Design & Build Contract between Reeves Property Group and MSM Construction.
It is a complex development site on the site of a former mill, which has been demolished. The exciting development is a large, development of several buildings and is a multi-million pound construction project.
Units 3A-3D are the first in a series of buildings that will be delivered, with several more completions to follow on this exciting development site over the next year or so.
Unit 3A-3D is 10,000ft² in total, and these units have their own incoming electric, gas, water, drainage as well as their own service yards/forecourts and car parking areas.
Units 3A-3D have been sold by the developer to property investors/owner occupiers.
The development has involved a lot of groundwork, work to achieve suitable levels, installation of new access roads, new mains incoming services, car parks and forecourts, retaining walls, pile foundations and there has been a huge amount of work undertaken over the past 12-18 months to clear the site and prepare the grounds before each individual building could start to take shape.
Our Chartered Surveyors have been involved in assisting our developer client throughout the process – we have prepared the JCT Contracts, generally overseeing the work of the Contractor to ensure that the buildings are constructed to the developer’s requirements, with good standards of workmanship, we also ensure that programme and budget are adhered to, and generally assisting our developer client throughout the process.
