Lea Hough Chartered Surveyors has completed a detailed Schedule of Condition at Park Cliffe Camping and Caravan Estate, in conjunction with a business purchase and new lease at the popular holiday destination.
Overlooking Lake Windermere, Park Cliffe is widely regarded as one of the Lake District’s premier camping and caravanning sites. The campsite’s high-quality facilities and outstanding natural surroundings has made it a sought-after leisure asset.
The camping park will now be operated as Park Cliffe Windermere Camping and Caravan Park under management by the Caravan and Motorhome Club (CAMC), following the completion of a new lease.
Lea Hough was jointly appointed to undertake the Schedule of Condition by both parties, acting impartially on behalf of the Landlord and Tenant. The firm’s role was to prepare a comprehensive Schedule of Condition to be appended to the new lease, formally recording the condition of the site and its buildings at the commencement of the lease term.
Given the scale and complexity of the estate, which includes a restaurant, bar, shop, farmhouse and reception, facilities building, workshop, glamping pods, static caravans and ancillary buildings, the project represented a significant undertaking. The instruction involved several days on site, with Lea Hough’s Building Surveying team carrying out extensive inspections across the site’s numerous buildings and grounds. To ensure a thorough assessment, specialist access equipment, including a cherry picker and drone, was utilised to inspect roof structures and other high-level elements.
The instruction was led by Gareth Clarke, supported by a team of experienced Building Surveyors, ensuring a detailed and robust record was produced. The resulting document provides an essential snapshot of the site’s condition for both parties, helping to minimise the risk of future disputes relating to repair and maintenance obligations under the lease.
Producing a clear and accurate Schedule of Condition is vital in leasehold transactions of this kind, particularly where there are extensive buildings and facilities involved.
