We have obtained Planning Permission on behalf of our client for ten new commercial units near Shadsworth in Blackburn.

The trade counter style starter units will be suitable for various industrial/storage companies, and have the benefit of B1 and B8 use classification. The units will be available in various sizes ranging from 1,100ft² to 1,850ft².

The schematic proposal sketch (shown above) was prepared by Lea Hough and submitted as part of the Planning Application.

The new units are being formed by the conversion and sub-division of the ground and first floors of Guide Business Centre.

Lea Hough have undertaken all surveys, prepared all drawings and schematic proposals, submitted the planning application, coordinated with sub-consultants such as highways engineers, and achieved a successful Planning Approval. We have undertaken the project on behalf of a property investor Landlord.

We are continuing to progress the scheme to develop detailed construction drawings and obtain Building Regulations Approval. The units are expected to be available to let by spring 2017.

The site is ideally situated close to Junction 5 on the M65 motorway with excellent transport links and it is within the borough of has been granted by Blackburn with Darwen Borough Council.
