A Blackburn based furniture recycling company has recently relocated into new premises with assistance from LeaHough.
ReUse-Together specialises in recycling and re-sale of secondhand furniture and it is a division of the Together Housing Group.
On behalf of the client, Lea Hough undertook a Pre-Lease Survey of the property and also prepared a Schedule of Condition for the commercial premises on Pickup Street in the town.
The Schedule of Condition provides the Tenant with a detailed record of the condition of the property at the outset of the term, with extensive photographs and descriptions to record pre-existing disrepair, meaning that our client will not inherit dilapidations liability for such pre-existing disrepair when they became the Tenant.
As part of the Pre-Lease Survey we also identify any particularly onerous defects and advise the client of potential liabilities, and this enables the client to negotiate out certain repairing obligations, which will be financially beneficial to the Tenant during the term.
