Lea Hough Chartered Surveyors was recently instructed to complete a series of planned preventative maintenance condition surveys across properties owned by Wyre Council.
The scope of the surveys covered a wide range of buildings, including historic and notable structures such as the Rossall Observatory Tower, Marine Hall, and the Civic Centre Council offices. Another property included in the project was FBKafe, a seafront diner in Cleveleys which was used as the ‘store’ on the planet Niamos on the set of Andor, a Star Wars spin off series for Disney+.
Our team conducted meticulous inspections, documenting the condition of various elements both externally and internally. This involved assessing the condition of walls, roofs, windows, doors, and other external components. Internally, ceilings, walls, floors, and fixtures and fittings were also assessed. By conducting thorough inspections, we were able to identify any potential issues and provide detailed reports highlighting the findings.
One of the key aspects of these surveys was assessing the budget required for remedial/repair works over the next 5 years. By providing budget cost estimates, Wyre Council can make informed decisions regarding maintenance priorities and resource allocation.
Given the coastal location of many of the properties, it was particularly important to focus on the integrity of the buildings. Coastal environments pose a number of challenges for buildings, including strong winds, salt water exposure, and corrosion etc. By conducting these surveys, Wyre Council can ensure that the buildings are protected and maintained to a satisfactory standard, ensuring their longevity whilst budgeting for future repairs and refurbishment works.
