Lea Hough Chartered Surveyors are pleased to highlight our involvement in the Pinfold Manor project, a significant new residential development by Wain Homes North West. Located on Cardwell Farm, between Barton and Broughton on Garstang Road, the development marks the culmination of a long and complex planning journey, ultimately paving the way for much-needed new housing in the area.
The journey to securing planning permission for Pinfold Manor was anything but straightforward. The development followed an extended period of negotiations and two separate appeals against Preston City Council. The protracted discussions included overcoming significant challenges related to Planning Gain, resulting in a carefully structured Section 106 Agreement that balanced the needs of the developer and the local community.
The first phase of the development, comprising 55 high-quality homes, is now well underway. This marks the initial stage of a larger scheme set to deliver a total of 159 homes, providing a mix of properties suited to families, first-time buyers, and downsizers in the Preston area.
A Reserved Matters application for Phase 2 is expected shortly. This next stage will bring further homes to the area, supporting housing demand and contributing to the local economy.
