James is a qualified AssocRICS Surveyor and RICS Registered Valuer, and a senior member of our Survey & Valuation team. Specialising in residential property valuations and surveys, he undertakes a wide range of valuation and surveying instructions on behalf of private clients, lenders, solicitors and other professional organisations.
His role involves carrying out property inspections and preparing valuation reports for residential properties, as well as RICS Home Survey Level 2 and Level 3 Reports, Building Survey Reports and other pre-acquisition surveys. He also provides valuation advice for a variety of purposes, including secured lending, probate, matrimonial matters, property transactions and other specialist requirements.

Area of expertise:
James has extensive experience in the inspection and valuation of residential property, with a particular focus on providing practical and independent advice to clients undertaking property transactions.
His surveying experience includes inspecting a wide range of residential properties, from modern properties to older and Grade II listed buildings. He has particular experience in identifying defects, assessing condition and providing clients with clear advice regarding the implications of issues identified during inspections.
James also undertakes a wide range of residential valuations in accordance with relevant RICS standards, providing evidence-based advice for a variety of purposes.
Career overview:
James joined Lea Hough in 2019 and has developed extensive experience within the firm’s Survey & Valuation team. He achieved his AssocRICS qualification in December 2019 and RICS Registered Valuer status in March 2020 and has continued to develop his expertise in residential surveying and valuation.
He now works as a Senior Valuation Surveyor, undertaking a broad range of residential valuation and surveying instructions across Lancashire, Greater Manchester and the wider North West.
When not in work:
James is passionate about sport. He is a life-long Chelsea FC supporter, an avid tennis player and regular gym goer.
