The Beverley Arms Hotel

Our client Daniel Thwaites PLC, who had recently purchased this large Listed hotel, instructed us to advise in relation to The Party Wall Act.

It was a multi-million pound project to fully refurbish the original old hotel, and demolish and rebuild large bedroom blocks to the rear of the site. The hotel was adjoined by a number of neighbouring properties.

We carried out an exercise to review design drawings, establish ownership details for neighbouring buildings, and advise which of the properties were entitled to receive Notices under the Party Wall Act. We liaised with the Architects, Structural Engineers and Project Managers, providing advice at all stages.

It was a reasonably complicated project involving works to party walls, piled foundations within basements, and demolition/rebuilding of bedroom blocks and boundary walls. It was also a tight site with restricted access, with buildings having Listed status also.

We served Notices on the Adjoining Owners and dealt with all neighbours, and acted in the role of Agreed Surveyor, to represent neighbours as well.

We ensured that the Party Wall Act was followed and administered, with all necessary Awards, surveys, Schedules of Condition, Method Statements, etc. being put in place.

During the project, design changes and additional works were introduced, and so we provided further advice in relation the Act and liaised with owners of neighbouring properties as necessary.

We inspected during the course of the works and re-inspected again upon completion to sign-off the project and ensure that there is no damage to adjoining properties.
