Project Overview: Falcon Property Trust is a commercial property Landlord, based in the south of England who owns several industrial estates.
Four large adjoining industrial units with offices had been occupied by Tenants whose Leases came to an end and the Tenant simply vacated the premises, without undertaking repair works prior to the termination of their Lease.
Lea Hough Role: Lea Hough’s initial role was to carry out detailed surveys and prepare 4 Schedules of Dilapidations, for service upon the Tenant. The Tenant elected to vacate the buildings without undertaking any dilapidations works whatsoever. The Landlord thus pursued dilapidations claims, which Lea Hough dealt with.
Simultaneously Lea Hough were instructed to prepare drawings and specifications, obtain tender prices from contractors, and carry out full project management of the repair and refurbishment of the industrial units. This included re-cladding walls, extensive repairs to roofs, new rainwater goods, new shutter doors and fire doors, complete internal refurbishment of office blocks, complete internal redecoration of warehouse space, and replacement of gas heaters/boilers and lighting throughout, as well as repairs and resurfacing of forecourts and external grounds.
Project Outcome: The project was successfully undertaken, the Landlord soon managed to re-let the units to new Tenants, and Lea Hough carried out detailed negotiations with the former Tenants and agreed financial settlements for dilapidations on behalf of the Landlord.
Lea Hough have also carried out very similar projects for a number of other commercial /industrial properties for Falcon Property Trust.
