Lea Hough Chartered Surveyors acted as Project Manager on the significant six storey extension of Rochdale Sixth Form College. The extension project was required to meet both current capacity and to pave the way for the college’s long term growth strategy and expanding student demand. Our client was Altus Education Partnership, and we facilitated the project from funding and planning through to delivery and handover.
Project Overview
To meet rising enrolment and curriculum demands, Lea Hough secured over £4 million of government funding from the Department for Education’s Post 16 Capacity Fund. The funding enabled a major expansion project, delivering additional teaching spaces and modern facilities.
The extension provides approximately 2,250 m² of new accommodation, allowing much needed capacity for up to 360 additional students and support staff.
The project involved the construction of a six storey extension, seamlessly integrated with the existing campus. Lea Hough appointed and coordinated a multidisciplinary design and delivery team, including ABW Architects, to ensure the building met functional, operational and aesthetic requirements.
Lea Hough’s role involved:
Securing funding from the Post 16 Capacity Fund.
Leading the project team through design development and local planning permission, including environmental and statutory consents.
Project managing procurement, contractor appointment and contract administration.
Coordinating stakeholder engagement and site logistics to minimise disruption to the college during construction.
Overseeing completion, commissioning and handover to the college for operational use.
Project Features
The new extension significantly enhances the college’s learning environment and includes:
Expanded learning spaces: 18 new classrooms and seminar rooms designed for interactive and collaborative teaching.
Flexible teaching zones: Break out study areas and seminar spaces that support a variety of learning styles.
Enhanced resource areas: An expanded learning resource centre to support independent study and research.
Wellbeing and social spaces: A roof garden/landscaped terrace that provides outdoor space for relaxation and social interaction.
Accessibility features: Step free access throughout, including lifts and accessible facilities to ensure full inclusivity.
Project Completion
The extension was completed and handed over in May 2025, and was opened to students for the September 2025 academic intake. This modern, purpose built facility expands the college’s capacity and supports its ability to deliver high quality post 16 education for the local community.
By enhancing both learning and social environments, the project strengthens the college’s offer and supports its continued success as a leading provider of sixth form education.
