Manufacturing Unit Whitebirk Blackburn

Our team are overseeing the development of a new manufacturing facility at Whitebirk Industrial Estate, Blackburn, for our good client Blackburn Chemicals Holdings Limited.

The 26,000 sq foot new-build unit stands 15 metres high and will become a bespoke manufacturing facility for a new product line.

It is intended that the shell of the building will be completed by July 2024, following which there will be the internal fit out of a specialist manufacturing plant, with product production expected to commence in early 2025.

Works have been underway on site for a couple of months, with the contractor completing the initial demolition, site preparation works and then providing the pad foundations.

The project has now reached a landmark stage, with the steel portal frame having been lifted into position using cranes, in February.

Over the coming months, the roof will be sheeted and walls will be cladded, to enclose the building. Internal works will later be performed, including the formation of a mezzanine admin block, containing various offices, meeting rooms, toilets and a laboratory.

Lea Hough’s role of Employer’s Agent has involved overseeing the JCT Design & Build contract between the employer and the appointed contractor. We are working closely with both parties.

Our Chartered Building Surveyors are advising our client, undertaking site inspections, monitoring progress, holding regular meetings, generally coordinating matters, dealing with any variations, providing technical input and certifying monthly valuations. We are administering the contract fairly and representing our client throughout the construction-process.

Ultimately, our role is to fairly administer the contract and ensure the building works are completed to a good standard, in accordance with the contract, on time and within budget.
