The new Kitchen and Dining Hall Extension project has now been handed over at Oakwood Primary School, Warrington.

We acted as Contract Administrator and Principal Designer on behalf of our client, the One Community Trust.
Our role involved managing the project from the initial design, right through to completion.
The school, which is one of the largest Primary Schools in the country, previously had a severely undersized kitchen and inadequate dining facilities. Lea Hough were asked to assess this situation and prepare design proposals to improve it.
After assessing potential solutions, we prepared design drawings for the scheme and obtained Planning Permission for a Dining Hall Extension.
Following this milestone, we managed the entire design and specification process, including preparing existing and proposed design drawings, obtaining Building Regulations Approval, liaising with Structural Engineers, preparing a detailed specification/tender package and overseeing a tender process to contractors.
Once the main contractor was appointed, we acted as Contract Administrator and Client Representative throughout the project, overseeing the contractor’s progress on site. We also performed the role of Principal Designer under the CDM Regulations.
As with many school construction project, the logistics were difficult and timings were critical. Due to the school’s existing kitchen and dining facilities being in use every day, the works had to be meticulously planned. The extension was therefore built during term time and then the new school Kitchen and dining facilities were fitted out/refurbished during the school’s Summer Holiday period. This approach ensured that minimal disruption was caused to the operation of the school.
The project was complete on time, before the school returned in September 2023, and also within budget.
The main contractor, Rosslee Construction Limited, performed extremely well, and delivered a project to the client’s satisfaction.
