Project Overview
Lea Hough Chartered Surveyors have been appointed to support the delivery of a refurbishment and remodelling scheme at Birchwood Community High School, with works having commenced on site recently.
The project forms part of Warrington Borough Council’s SEND Strategy and will provide enhanced facilities to support pupils with Social, Emotional and Mental Health (SEMH) needs within a mainstream education setting.
Scope of Works
The scheme involves the remodelling and repurposing of the existing IT Block to create a new SEMH Designated Provision. The new facility will provide a safe, supportive and purpose-designed learning environment and will include:
- Teaching classrooms
- Calm and breakout rooms
- Social and communal areas
- Offices and staff facilities
- WC and welfare accommodation
Associated mechanical and electrical upgrades form part of the works, ensuring the building meets modern educational and operational requirements.
External works are also being undertaken to enhance the overall learning environment, including:
- Formation of new outdoor play and activity areas
- Resurfacing works
- Drainage improvements
In addition, part of the existing DT Block is being refurbished to accommodate the school’s IT provision, including three new IT classrooms and associated office space.
Lea Hough’s Role
Lea Hough Chartered Surveyors have been appointed to deliver a comprehensive project management service, including:
- Initial site visits and appraisal
- Preparation of feasibility drawings
- Cost planning and budget development
- Assisting the client in securing funding
- Preparation of detailed drawings and specifications
- Managing the competitive tender process
Following the preparation stages, Lea Hough was then appointed as Contract Administrator to oversee the project delivery.
