Lea Hough are pleased to have assisted our landowner clients in the sale of a large plot of land in Coppull, Chorley, Lancashire, for a major new-build housing development.

The site is situated on the south side of the settlement of Coppull, Chorley and is comprised of two irregular shaped parcels of greenfield land. The land was previously used for agricultural purposes.

Initially, it was our team who identified the development potential of the land. The two landowners then joined forces, and we represented the landowners to navigate the site through the rigorous Planning Permission processes, before then marketing the site, and assisting with the management of the sale to a major housebuilder.

Lea Hough have been working closely with the two landowner parties over the course of a few years, leading to eventual sale.  The scheme hasn’t been without its complications, not least because the first application for Outline Planning Consent was initially refused permission. This then needed to go to Planning Appeal. Working with a team of experts, including a Planning Consultant, Barrister, Ground Investigation Engineers, Highways Engineers, etc, we were able to Appeal the decision, which led to our clients obtaining Outline Planning Approval.

Further to this great result, our clients – a consortium of landowners – were able to market and successfully complete on the sale of the land to North West property developer, Story Homes.

Story Homes is now in the process of securing Reserved Matters Approval, before they build. It is expected that this will be achieved soon, after which development on the site is targeted to commence in summer 2024.

The development will deliver 118 high quality new homes ranging from one to five-bedroom, with plans for property types including apartments, terraced, semi-detached and detached homes. It is proposed that the site will include 30% affordable housing, both in intermediate and rented properties.

The site itself will include new areas of open space for use by residents and the local community.

It is anticipated that the development will deliver over £1.8m in financial contributions, to the benefit of the local community. Funds will be used to support education, as well as indoor and outdoor sports facilities.
