Lea Hough’s Land and Development team have played a key role in the sale of a plot of land off Cob Lane in Kelbrook. Our team began working with the client, Blackburn Chemical (Holdings) Ltd, in 2017, helping first to secure planning permission before then marketing the site and overseeing the sale through to completion.

The 1.6 acre site, which had previously been used as a single field for grazing/agricultural use, has been granted planning permission for 10 residential dwellings via a successful planning appeal. The site has been bought unconditionally by a private regional developer who will build it out themselves.

The sale of the Cob Lane site is a good example of how our team can advise clients from early on in the process to achieve the best outcome. On the basis of our advice, our clients decided to go down the route of obtaining planning permission for the site prior to sale.  This assisted in increasing the value of the land and providing greater certainty for the landowner, whilst also making it a more appealing prospect to potentially interested competing parties when it was marketed.  

On receipt of the offers put forward for the land, Lea Hough ‘s team analysed the bids and worked with the client to select a preferred purchaser. The following stage saw us advise on heads of terms, which were agreed and the purchaser then progressed with an unconditional contract.

The clients are very pleased with the outcome of the sale, which has been completed within a relatively short timescale.
