We have been instructed by Boulting Group to survey two commercial office buildings and to prepare a Schedule of Condition, to assess the condition of the property prior to the client taking occupancy of the properties.
The client will become the Tenant of the two detached offices at Sandbrook Business Park, in Rochdale. The client has obtained Landlord’s consent (via a licence) to build a link extension to connect the two detached buildings and so our survey inspections are being carried out in two phases, before and after the Tenant’s works.
Our Schedule will record pre-existing defects and disrepair, and will provide a thorough photographic and written assessment of the condition of the property. The Schedule will be appended to the Lease and will provide the Tenant with protection in terms of dilapidations. The Schedule will provide an extensive photographic record with detailed descriptive annotations to give clear evidence of the condition of a building when the Tenant takes possession.
