Recently, our surveyors have seen a significant increase in the number of instructions that we have received for Land Registry Compliant Plans and Lease Plans.
These have mainly been instructed by solicitors, on behalf of their clients who are underway with buying, selling or sub-dividing their land and property.
Our Land Registry Compliant Plans are utilised for registering land and property with His Majesty’s Land Registry.
Recent instructions for Land Registry Compliant Plans include:
- Manchester City Centre: Lease Plans for 5-storey Thai and Vietnamese restaurants. These plans were required for the renewal of the leases for the restaurants, and included shaded floor plan drawings to identify which areas of each floor were included within the demise.
- Morecambe: Land Registry Compliant Plans required for the sale of three leasehold flats, which were subdivided within one original terraced property.
- Preston: Land Registry Compliant Plan of a residential bungalow which requested by the solicitor, which identified the actual boundaries of the property.
- Lake District: Lease Plan of Ground Floor Shop in Windemere. The plan was required for sale of the leasehold shop.
- Burnley: Land Registry Compliant Lease Plans required for various industrial units, requested by the solicitor.
- Lancaster: Land Registry Compliant Plan of a parcel of land within a garden area, which was being sold with planning permission to erect a new dwelling.
Our surveyors first ensure that we have a full understanding of the client’s requirements. We then visit site to assess the layout of the land/property, including taking isolated measurements where required, and review any access routes/communal areas/external grounds, etc.
The Land Registry Complaint Plans will then be prepared following the site visit, which include red edging around the demise of the property/land, shaded areas to identify rights of way/communal areas/parking spaces, highlighted floor plans for lease plans, etc.
It is important that the plans are prepared in full compliance with Land Registry guidelines, and also meet the requirements of the Solicitor who will be overseeing the registration process. His Majesty’s Land Registry will refuse any non-compliant plans, as they must ensure that all property/land is registered accurately to avoid any potential confusion or disputes.
