A site off Ramsgreave Drive, Blackburn has been successfully validated for planning following promotion by Lea Hough’s Land and Development team.  The scheme proposes 47 open market homes built on the 4.38 acres site by the preferred developer Applethwaite Homes.

Lea Hough have been acting on behalf of two private owners for some years, firstly identifying the site as having potential for development and providing initial planning and feasibility advice.  Lea Hough then promoted the site through the Blackburn Local Plan review process leading to the successful adoption of the site for residential development in the Blackburn Local Plan and within the Blackburn North Masterplan. 

Following this, Lea Hough presented the site to the market in October 2020 and Applethwaite Homes were selected as the preferred developer after a competitive tender process. Lea Hough successfully negotiated the contract with the developer on behalf of the clients subject to receipt of planning. In taking this approach, our clients have been able to achieve the sale of the land whilst taking on minimal risk and cost upfront.

The 47 new homes that are proposed will be a mixture of 3 bed semi-detached and 3 & 4 bed detached properties, with nearly 50% providing excellent views northwards towards the Ribble Valley countryside.

It is anticipated that the application will receive planning consent in Autumn this year with the view that development will commence early in the New Year.

The validation of the scheme represents the latest in a string of successes for Lea Hough’s Land and Development team in 2021. The team has recently represented land owners in a number of high-profile housing schemes including Cobb Lane in Kelbrook, another site on Ramsgreave Drive in Blackburn to McDermott Homes and the sale of land to Redrow in Halewood, Merseyside that will pave the way for 730 new homes.
