We have this week obtained Planning Permission for the erection of a new-build industrial unit on an industrial estate in Ellesmere Port.
The proposed unit will be 7,500ft² (700m²) workshop/storage unit) with associated vehicle parking and forecourt.
It will be constructed from a steel portal framed structure with modern cladded finish to the external walls, attractive glazed main entrance, profiled steel sheet roof with polycarbonate rooflights. Internally, the layout will have a large open-plan concrete floor internally with small amenity block containing WC and kitchen. The property will be capable of accommodating a first floor mezzanine, if required by the occupier.
Lea Hough have handled the Planning Application from the outset, including undertaking a measured survey and level/topographical survey of the site, preparing all proposed design drawings, arranging drainage surveys, preparing a design access statement, obtaining specialist reports (such as flood risk assessments), etc. We also submitted the Planning Application and liaised with the Planning Officers at Cheshire West and Chester Council.
Our client has now instructed us to prepare Building Regulations drawings and develop the scheme with a view to building-out with a view to constructing the new-build unit in the near future.
We will be appointed to undertake the role of Principal Designer, and Employer’s Agent/Contract Administrator and oversee the construction of the building through to completion.
We are appointed by a property investor client who owns the land, and they will lease the unit or sell it once it has been built.
