Lea Hough Chartered Surveyors recently completed a dilapidations assessment on the Lower Buck Inn in Waddington, near Clitheroe, Ribble Valley. The historic public house, and its attached cottage / holiday lets, have been bought by new owners Ed and Laura Ashton. Lea Hough Chartered Surveyors were tasked with completing a Condition Survey of the property and assessing its condition before the buyer purchased the business.

The property is believed to have been built in the 18th Century and has become a well-known landmark, as well as a favourite with the locals. Although the property is unlisted, it is of townscape merit, and situated within a conservation area.

As there was an existing lease in place, the survey was conducted with reference to the repairing obligations outlined in the lease to ensure the buyer understood what liabilities they were taking on. Lea Hough provided the buyer with a detailed analysis of the property’s condition, allowing them to make an informed decision when purchasing the business.

Thanks to the thorough assessment carried out by the Lea Hough team, the buyers of the Lower Buck Inn are in a better position as they are fully aware of the condition of the property and any areas that may require repairs or maintenance down the line.
