Lea Hough’s Commercial Valuation team have recently completed a large asset portfolio valuation exercise on behalf of a Local Authority in Lancashire. The project, which was won via tender, took our Valuation team nearly three months to complete and involved the valuation of circa 200 individual assets.
The local authority instructed Lea Hough to undertake the exercise for their 2020/21 and 2021/22 financial years. The property portfolio comprised a varying range of assets which included the following:
- Retail properties
- Industrial properties
- Residential properties
- Various land types
- Church premises’ including chapels, crematoriums and cemeteries.
- Parks, play areas and open spaces.
- Car parks
- Heritage sites
- Shopping centres
- Leisure centres
Throughout the project, Lea Hough’s team of RICS Registered Valuers was able to work closely with the local authority. Due to the size and experience of our Valuation team, we were able to assign a dedicated team to the project from inception through to completion; helped to ensure continuity for the client. The team worked continuously over a three-month period, ensuring the requirements set out were met within the specified deadline.
Any large scale valuation exercise such as this requires the specialist skills of an experienced team of Valuation Surveyors in order to achieve accurate valuations for the various assets. This is especially the case in relation to this commission; considering its size and scale and the diverse nature of the assets involved.
Upon issuing the completed reports, the team received positive feedback from the client, with specific regard to the team’s ability to meet the deadline within a short timescale.
