Project Overview:
BizSpace is a large commercial property Landlord, who rents space to Tenants generally on a managed basis. This particular property is a large five storey mill, which is sub-divided into numerous individual business tenancies, and workshops, studios etc.
Lea Hough Role:
Our role again entailed full design, specification, tendering and full project management. We also acted as CDM Coordinator.
Lea Hough were instructed to carry out detailed surveys of the external fabric, and prepare a repair/refurbishment scheme. Works involved extensive roof repairs/re-roofing, brickwork repairs to a Listed tower, large scale window replacement, as well as associated internal repair and redecoration works. The mill is actually a Listed building, and so consultation with the Conservation Officer was required.
Project Outcome:
Due to the nature of the works, it was a challenge to ensure that the project remained on budget and that a close eye was kept on expenditure in relation to variations for unforeseen works that were discovered during the course of the contract.
Nevertheless, the works were completed on budget, to a good standard as approved by the Conservation Officer, and was all completed in accordance with the agreed programme, with minimal disruption to tenants.
