Role involves:
Warren is a member of Lea Hough’s Survey & Valuation Team and is responsible for delivering residential surveying and valuation services to a wide range of clients.
His day-to-day work is primarily focused on residential property surveying and valuation, undertaking property inspections and producing Level 2 HomeBuyer Reports, Building Survey Reports and Valuation Reports.
As an RICS Registered Valuer and Associate member of the RICS, Warren provides reliable and independent valuation advice across a broad range of residential property types. His expertise enables clients to make informed decisions when buying, selling, investing in or managing residential property.
Through thorough inspections and detailed reporting, Warren helps clients understand the condition, value and potential risks associated with residential properties, providing clear and practical advice tailored to their individual requirements.

Warren has extensive experience undertaking residential survey and valuation reports across a wide range of residential property types throughout the North West.
Having obtained a Master’s degree in Building Surveying, Warren has developed strong building pathology knowledge, enabling him to identify, assess and advise on a broad range of property defects and maintenance issues. His expertise helps clients gain a clear understanding of a property’s condition, including any potential repairs or future liabilities.
His work includes undertaking Level 2 HomeBuyer Reports, Building Survey Reports and residential valuation reports for a variety of purposes. Warren regularly undertakes valuations for Help to Buy, Right to Buy, Right to Acquire, Shared Ownership and probate matters, providing clear, reliable and independent advice to support informed property decisions.
Career overview:
Warren graduated from Northumbria University in 2021 with a Master’s degree in Building Surveying. Following graduation, he began his residential surveying career with another surveying practice, gaining valuable experience in residential property inspection, surveying and valuation.
Prior to entering the surveying profession, Warren spent seven years working in conveyancing, providing him with a strong understanding of the residential property market and transaction process.
He joined Lea Hough in 2023 and further enhanced his professional credentials by achieving Associate membership of the RICS and Registered Valuer status in 2024. Since then, he has continued to develop his expertise in residential surveying and valuation, assisting clients across a wide range of property types throughout the North West.
When not in work:
Warren enjoys spending time with family and walking in the Lancashire countryside. Warren is also a keen runner and is a qualified Leader in Running Fitness.
He also enjoys travelling having visited Japan and Malaysia.
