Lea Hough Chartered Surveyors are pleased to report the successful completion of a major improvement project at Winstanley College, where we oversaw the transformation of the College’s refectory annex.
The annex, originally constructed as a lightweight conservatory structure with a polycarbonate roof, had long been problematic. The roof regularly leaked during rainfall and provided very poor thermal performance, meaning it was excessively hot in summer and cold in winter. This restricted the usefulness of the space and led the College to consider demolishing and rebuilding the facility entirely, with costs estimated at several hundreds of thousands of pounds.
Following an initial review, Lea Hough identified a more cost-effective solution that would achieve the College’s aims at a fraction of the cost. Our proposal involved removing the existing conservatory-style roof and replacing it with a Dibsa framework and a Metrotile lightweight thermally insulated roofing system. This plan would greatly improve weatherproofing and thermal efficiency whilst retaining the existing structure.
Our Role
Lea Hough provided full professional services throughout the project, including:
Assessing the building and identifying the most effective solution, with careful consideration of cost-effectiveness.
Arranging structural checks on the existing framework.
Preparing specifications, technical drawings and tender documents.
Tendering the works to suitable contractors.
Acting as Contract Administrator, ensuring works were carried out in accordance with the specification.
Undertaking regular site inspections to monitor workmanship and quality standards.
Acting as Principal Designer under the CDM Regulations.
Securing Building Regulations approval.
Managing financial aspects, including valuations, payment applications and agreeing the contractor’s final account.
The Outcome
The works were completed to a high standard, on programme, and within budget. Importantly, the project was delivered within a tight timescale during the summer holiday period, ensuring no disruption to students.
The finished facility is a marked improvement: the refectory is now a comfortable, fully weatherproof space that can be used all year round. The client has been delighted with the result, noting the significant improvement in both function and environment for students. And all of this has been achieved at a fraction of the cost of a full building replacement.
