Restoration Works Begin at the Former Cross Keys Hotel, Burnley

Lea Hough Chartered Surveyors are pleased to be involved in the latest phase of Burnley town centre’s regeneration efforts, as works commence at the former Cross Keys Hotel on Lower St James Street.
Located within Burnley’s Heritage Action Zone (HAZ) and a designated Conservation Area, the Cross Keys is a landmark building and a prominent feature of the town centre. Originally operating as a public house, the property has also previously been home to a café, coffee house and cocktail venue. The building’s distinctive architecture and character make it a key focal point within the town centre.
Lea Hough have been appointed as Principal Designer and Contract Administrator for the project, which is being supported by Burnley Borough Council. Our team will oversee a full programme of restoration and refurbishment works focused on the external fabric of the building. This includes specialist stone cleaning, stone and masonry repairs, repointing, structural repairs, chimney restoration, external window refurbishment, and external redecoration to the principal elevations.
The contractor for the scheme is Halestone Restoration, a specialist in heritage building conservation. Their team will be undertaking sensitive restoration work aimed at preserving the character and visual appeal of the building, while improving its condition and longevity.
This project forms part of a wider initiative to revitalise the Lower St James Street area, where Lea Hough have already played a key role in delivering several other heritage and townscape improvement projects. These schemes aim to breathe new life into Burnley and support the town’s wider regeneration objectives.
