As we move into the final quarter of the year, the team at Lea Hough Chartered Surveyors have been busier than ever across all departments. Here’s a look at some of our recent highlights.
Survey & Valuation Team
After a typically quieter summer period, activity has ramped up again as we head into autumn. Our Surveyors have been fully booked with Level 2 Home Surveys, Building Survey Reports, and residential and commercial Valuation Reports across Lancashire and Greater Manchester.
During recent months, we have undertaken a range of interesting valuation instructions, including:
- DRC valuations for schools joining new Multi Academy Trusts – carried out over the summer holidays while schools were closed.
- Woodland Valuation in Bacup for Together Housing, as part of a disposal to a local resident.
- Investment Valuation of a 15-flat block in Clitheroe for Ribble Valley Borough Council.
- An increasing number of commercial property valuations in Bolton and Greater Manchester.
We’ve also provided valuation support for Together Housing Group in connection with the £20m Shadsworth estate redevelopment. This included valuations for proposed dwellings and several residential properties required for site assembly.
Our team continues to produce numerous Land Registry compliant plans to support property sales and registrations.
Schools & Academies
Our Education Team have delivered a wide variety of projects over the summer break, ensuring completion ahead of the new academic year. Highlights include:
- SEND Unit adaptations and refurbishments at schools across Lancashire, Preston, Warrington, and Greater Manchester.
- EYFS refurbishment at a Primary School in Hyndburn, providing modernised Reception and Nursery facilities.
- A major SSCIB-funded project completed at a high school in Cumbria, involving structural and roof repairs, a new heating system, and full electrical upgrades.
- Remodelling works at a SEND school in Dukinfield, creating assisted bathrooms and a new classroom.
- Acoustic improvements at a college in Blackpool, enhancing sound separation in the music department.
- Major works nearing completion at Bamford Academy, Rochdale, including new external fabric, electrical re-wire, and drainage upgrades.
- Delivery of CIF and SCA-funded projects such as re-roofing, heating system replacements, electrical re-wiring, safeguarding works, and kitchen refurbishments.
- Planning submission for the new Redwood Hub extension at Edgar Wood Academy, Greater Manchester.
We’re also pleased to have been appointed by additional Multi Academy Trusts and Voluntary Aided Schools to develop their CIF bids and long-term estate strategies.
Commercial Building Surveying
It’s been a busy quarter for our Commercial Building Surveying team, with instructions including:
- Dilapidation Liability Assessments for a major commercial occupier’s nationwide property portfolio.
- Farmhouse refurbishment on behalf of a rural estate client in Lancashire.
- Adaptation and remodelling works to a large residential property for a Court of Protection client.
- Tender returns for a new-build industrial unit near Carnforth.
- Planning application submitted for upgrades to a prominent Listed Building in Blackpool’s conservation area.
- Schedules of Dilapidation for a portfolio of leisure properties on behalf of a Local Authority.
- Measured surveys of multi-storey office and industrial premises in Oldham.
Team News
We’re delighted to welcome Lucas Clarke to our Valuation team and Elliot Pascoe to our Building Surveying team.
Congratulations to Mattie Holden, who has achieved a First-Class Honours degree from Nottingham Trent University, and to James Hadcroft, who has resumed his degree apprenticeship (third year) at the University of Salford.
