Recent research has revealed that the North West is leading the pack when it comes to homebuyers opting for Home Condition Surveys. The poll, which questioned homebuyers across the UK, highlighted a rise in the number of homebuyers seeking professional advice on the condition of their potential new homes but revealed that overall levels of surveys remain below expectation.

The research found the largest uptake in RICS Home Surveys (Level 2) and RICS Home Surveys (Level 3) was evident in the North West at 18% and 16%, respectively. 

While the increase in is encouraging, the numbers remain surprisingly low considering the critical role surveys play in the homebuying process. This suggests that many purchasers are proceeding without the peace of mind that a professional survey provides.

It may be that some buyers are tempted to skip a survey in an effort to speed up the process or perhaps they are looking to save costs with mortgage rates remaining high. However, this could prove to be an expensive mistake. Where issues with a property come to light after purchase, there is very little the new homeowners can do. Buyers that are unaware of issues or defects will likely be unprepared to fund the costs associated with the repairs that are needed.

It is positive to see that higher numbers of buyers in the North West are opting for Home Condition Surveys. This indicates that homebuyers in the area are realising that instructing a Chartered Surveyors to undertake a survey can provide valuable insights into the condition of the property and therefore provide them will the full picture before they go ahead with the purchase. Let’s hope this upward trend continues so that fewer buyers face the disappointment that comes with buying a property that requires expensive, unexpected repairs.
