Work has recently commenced on a new-build commercial site in Pendle and Lea Hough are playing a key role as Employer’s Agent. The development will consist of a terrace of new-build industrial units and is to be named Holt Court.
The first stages in the build include site preparation work and foundations, which are already underway. Lea Hough have been retained to act as Employer’s Agent to oversee the management of the entire project through to completion.
Holt Court is the next phase of the Pendle Court development and follows the completion of the larger Units 1-6. Lea Hough has been involved in the construction of several of these units, having acted on behalf of both the developer as Employer’s Agent and also to project manage the internal fit out on behalf of clients (see case studies on Unit 5 Pendle Court Nursery and Unit 6 Sugdens Engineering).
Intended as ‘starter units’, Holt Court is likely to attract businesses that are in their early stages, or else established SME’s that need to take on additional space. There will be twelve new units in total, which when added to the 6 larger units at Pendle Court, should make for a vibrant small community of business tenants.
Holt Court is due to be completed in time for Christmas 2019.
Where a large investment is at stake, it can often be a fine line between a successful and profitable build and one that ultimately isn’t viable.
