The Condition Improvement Fund (CIF) 2026–27 round is now open, giving eligible academies and sixth form colleges across England an opportunity to secure vital funding for building improvements.
With the fund consistently oversubscribed each year, schools that prepare early and submit well-evidenced applications are far more likely to be successful. Having supported numerous schools with winning bids, Lea Hough’s School Building Consultants share advice on how to succeed with a CIF application.
1. Start early – don’t wait for the deadline
Each year, many schools underestimate the time required to compile a high-quality CIF submission. From commissioning surveys and gathering quotes to evidencing need, the process can take weeks.
Starting now ensures there’s time to:
- Update your site’s condition survey (it must be dated after 1 October 2022)
- Identify and prioritise the right project(s)
- Gather all supporting evidence before the December deadline
The earlier you begin, the stronger your bid will be.
2. Demonstrate clear need and impact
The DfE assesses CIF bids based on need, project planning and value for money. To score highly, an application must clearly evidence why the project is essential and what risks it addresses.
It is therefore essential to include robust, up-to-date technical evidence such as a School Condition Surveys, photographic evidence and any professional reports that detail the risk to building integrity, safety, or statutory compliance.
3. Align with DfE priorities
New guidance for the CIF is released each year, providing information on the application process and the areas of priority for the DfE. For the 2026 – 27 CIF round, the focus continues to be on projects that address:
- Urgent condition and compliance works (e.g., roofs, heating, electrics)
- Safeguarding
- Fire safety and building integrity
- Energy efficiency and low-carbon improvements
Projects that clearly demonstrate alignment with these priorities are more likely to be approved.
4. Robust planning
A well-planned project reassures assessors that the project will be delivered on time and within budget. Submissions should therefore include:
- A realistic programme of works (to complete by March 2028)
- A procurement strategy
- A clear cost plan, ideally supported by a Chartered Surveyor
These details show that your project is both feasible and financially sound.
5. Get professional support
The CIF process is extremely competitive, with only a relatively small percentage of projects gaining funding approval. Expert advice really can make a real difference. Working with experienced School Building Consultants allows schools to identify the most likely projects to gain funding, prepare well-evidenced supporting documents and put together a comprehensive bid.
At Lea Hough Chartered Surveyors, we’ve helped many schools across the North West secure successful CIF bids.
With the CIF portal already open and key deadlines fast approaching, now is the time to take action. Early preparation gives your school the best chance and ensures your submission reflects the true urgency of your project.
