How the Seasons Influence the Property Market

As Chartered Surveyors, we often see how the time of year can shape the property market. From buyer activity to how a home presents itself, the seasons can play a big role in both sales and valuations. Here we take a look at the different times of year and some of the trends we notice.

Spring

Spring is traditionally the busiest period for residential property sales. Properties often look their best at this time of year with longer days and gardens coming into bloom. Sellers are usually keen to list during spring and buyers are motivated to view. The increased activity can lead to higher levels of competition and therefore quicker sales.

Summer

Summer brings good weather for viewings, but holidays and family commitments often delay decisions at this time of year, meaning the pace of the market and conveyancing can see a slow down during the main holiday season of July and August. Well-presented properties that tick all the boxes and are priced correctly can still achieve excellent results.

Autumn

The autumn months, especially September and October, tend to see a rush of activity. Many buyers and sellers are eager to move before the end of the year, and this urgency can drive negotiations. For sellers, it can be a good time to secure a deal; for buyers, there may be room for flexibility if a property has been on the market since summer.

Winter

Winter is traditionally seen as the slowest season, with fewer listings and less overall activity. However, serious buyers are often more determined to complete purchases before Christmas, and sellers who list at this time are usually motivated to agree a sale. The colder, wetter months also make certain issues, such as damp or roof problems, more visible. This is something to bear in mind for both sellers and buyers.

Although the property market never stops completely, understanding seasonal trends can help you plan more effectively. Sellers often benefit from preparing in advance, ensuring their home is ready for the spring rush. Buyers may find better value in the quieter winter months, while landlords can use slower periods to carry out refurbishments.
