Traditionally, being a Chartered Surveyor has been associated with undertaking survey reports on residential properties.
Whilst many surveyors continue to offer this service, over the years the profession has evolved, becoming more varied and allowing for a number of specialisms to develop outside of residential work.
The same can be seen in the way our firm has developed. Starting life as a local surveying practice to provide advice and survey reports for property purchasers in Blackburn and East Lancashire, the services we now offer have expanded into commercial work, land consultancy and consultancy to schools to name but a few. Chartered Surveyors may also specialise in a specific industry or sector – for example, the retail sector, education, the public sector.
Here, we look at some of the key areas of Chartered Surveyor specialism within our firm.
Our Building Surveying and Valuation team can assist clients with a wide range of professional inspections and reports and our services are regularly appointed in relation to commercial property such as industrial units, factories and office buildings. The services our Chartered Surveyors offer within this discipline frequently include Schedules of Condition, Pre-Acquisition Surveys, Pre-Lease Surveys and Schedules of Dilapidations.
Any transaction involving commercial property can potentially carry a significant degree of risk and the professional advice we provide helps clients make commercially viable decisions.
Residential Surveys and Valuations
Lea Hough’s Residential Survey and Valuation Surveyors offer expert advice on all types of residential property. The most common forms of survey report we offer include RICS Homebuyer Surveys, Building Survey Reports and Snagging Reports on newly built homes.
As well as survey reports, we can also prepare Valuation Reports for a range of other purposes, such as Help to Buy, Right to Buy, Valuations for divorce, Valuations for inheritance (probate), Valuations for Shared ownership and insurance reinstatement valuations.
Due to our firm’s long-established presence in the local area, our team provide professional expertise with the added benefit of local knowledge.
Land and Development
Lancashire has many areas of countryside and this has meant that many of the private clients we have worked with over the years are located more rurally. This naturally led to our firm being asked to advise on land sales. This has been developed into an area of specialism and Lea Hough’s Land and Development team now have an established reputation in this area, in particular representing landowners in relation to the sale or development of land. Our expert team work closely with our clients throughout every stage of the process to achieve the optimum result.
School Building Consultancy
Lea Hough is one of the few firms of Chartered Surveyors in the North West that has developed a specialism in the education sector. Our team have advised many academy schools, free schools, sixth form colleges and small Multi Academy trusts on sources of funding, in particular managing the preparation and submission of funding bids for CIF, SEEF, SALIX, SCA and other rounds of funding that may be available. We have a strong track record of success in helping schools to obtaining funding via these routes.
In appointing Lea Hough, our clients can be assured that they are obtaining specialist advice in relation to the type of property at hand. Regardless of the service or sector our team members specialise in, coupled with the professional response our clients expect, we always aim to provide a personal service.
