New library at Bolton Little Lever School

The Department for Education’s Condition Improvement Fund (CIF) provides an essential route for academies, sixth-form colleges and small multi-academy trusts (MATs) to secure capital investment for their buildings. With the next round of funding expected to be announced soon, schools may want to start preparing early to give themselves the best chance of success.

The CIF is designed to address essential building condition needs such as repairs, compliance works and health and safety issues. Additionally, a small number of expansion projects are granted in each funding round.

At a time when school budgets remain under pressure, the CIF can be a lifeline for tackling long-standing maintenance problems and creating safer, more modern learning environments. However, the application process is becoming increasingly competitive and demanding, meaning a thorough submission is crucial. The quality of evidence submitted is also more important than ever. CIF bids need to be supported by up-to-date, independently prepared condition surveys, compliance audits and fully costed proposals.

What should schools and trusts be doing now to prepare?

The first step is to ensure you have a recent and reliable condition survey of your buildings. This provides the foundation for identifying and evidencing the projects that are most likely to secure funding. Alongside this, it is wise to commission compliance checks, such as fire safety, asbestos and accessibility audits, which can strengthen your case where statutory obligations are concerned.

Schools should also begin thinking about the scope of projects, preparing cost estimates and considering how works can deliver not only compliance, but also improved energy performance.

CIF is not just for building repairs; it is also about creating safe, functional spaces that enhance teaching and learning. Engaging stakeholders early, including governors and trust boards, will also help ensure that projects are well supported and can be signed off smoothly when the time comes.

At Lea Hough, our dedicated School Building Consultancy team has extensive experience guiding schools, academies and MATs through the CIF process. From carrying out condition surveys and compliance assessments, to advising on project scope, cost planning and preparing bids, we offer end-to-end support.
