Lea Hough were appointed to undertake Party Wall surveying work on behalf of the developer of a new-build three storey office block, for Ribble Valley Homes Limited. The prestigious new office headquarters was built on a former car park on Station Road in Clitheroe town centre, Lancashire.
The works involved the installation of deep piled foundations, which meant that Notices of Adjacent Excavation had to be served on both neighbouring properties.
We served Party Wall Notices on behalf of the developer, Ribble Valley Homes (part of the Liverpool Housing Trust), and agreed Party Wall Awards with the two Adjoining Owners – The Station public house (Thwaites Brewery) and the Clitheroe Market (Ribble Valley Borough Council). Throughout the process, we provided advice and ensured that The Party Wall Etc. Act was followed and administered.
As part of our role, our Chartered Building Surveyors undertook detailed inspections and prepared Photographic Schedules of Condition of both the neighbouring properties (including drainage surveys), reviewed proposals, drawings, method statements, and also considered access onto the neighbouring owners’ land, etc.
For one of the Awards, we undertook the role of Agreed Surveyor, jointly appointed by both the developer and the neighbour (Building Owner and Adjoining Owner).
All construction works were completed in accordance with the Awards and we re-inspected the properties again upon completion to ensure that there was no damage to the neighbouring buildings.
