Holt Court Handover Concludes Pendle Court Development

A number of new-build commercial units have been completed in Nelson, marking the final stage in the development of a former mill site.

Holt Court, which comprises a terrace of ten units (1-10); plus another two further units (11-12), achieved practical completion this month, paving the way for new purchasers to take occupancy. Nine of the 12 units, which range in size from 750 sq ft to 1,300 sq ft, have already been sold with only three remaining on the market.  

The well-designed scheme, which includes yards / forecourts and parking in front, along with bin stores, was designed to offer starter units for small or growing businesses.

The completion of Holt Court marks the final stage of the whole of the Pendle Court development – which has a total of 82,350 sq ft and has been ongoing for three years. The successful development has already become home to Pendle Court Day Nursery and Sugdens Engineering, with several new occupiers waiting in the wings to move in.

Lea Hough have been involved in the entirety of the project having been appointed as Employer’s Agent by Pendle Court Developments Limited.

Our predominant role was to project manage and oversee the Design & Build contract, managing the contractor and acting as the representative to the developer. Additionally, we were also involved during the pre-contract stage and throughout the whole of the construction period.

As Employer’s Agent, we ensured that all appropriate contract documentation was in place, as well as drawings, specifications, warranties, etc. Holding monthly progress meetings throughout the course of the project, we have regularly inspected the units, providing technical guidance to the client to ensure that Planning conditions were met and Building Regulations compliance was achieved.

When each of the units reached handover stage, we also undertook snagging inspections, certified Practical Completion, reviewed the contractor’s applications for payment and certified all interim valuations on a monthly basis.

Our role also involved assisting with services to ensure that mains services (gas, water, electrics and telecoms) were connected to all units, which is the only area in which there were delays to the project. Whilst large development projects on this scale often come with their complications, we are pleased to report that all work was achieved to a good standard and on budget.
