Stock Condition Surveys

Organisations responsible for managing large property portfolios will usually be required, either by law or under contractual agreements, to maintain their properties to a minimum standard.

Stock Condition Survey reports provide clients with a ‘broad brush’ condition survey of the properties under their ownership, furnishing them with essential information as to their state of repair and allowing for the planning of any future maintenance and investment requirements.

This not only helps organisations to identify any major defects that could be harmful to residents or result in long-term damage to the building, but also assists with the general maintenance of their properties to a good standard on a day to day basis.

This is particularly important for organisations charged with maintaining residential housing, as they will usually be required to meet minimum standards under the government’s Decent Homes standard. Stock Condition Surveys provided by Lea Hough can help housing associations and landlords to meet minimum standards; thus avoiding any issues such as litigation or poor publicity.

Besides repairs and maintenance, we can also undertake an assessment of compliance issues, such as fire safety concerns, Building Regulations shortfalls, health and safety issues, asbestos, etc.

In today’s economic climate, the information from Stock Condition Surveys can prove invaluable for clients, helping them to make decisions about their portfolio of properties in an informed, strategic and diligent manner. Keeping on top of the maintenance of a property portfolio in this way also benefits our clients in the long term, allowing them to plan and budget properly, whilst also optimising the value of their property stock.

Over the years we have developed strong relationships with organisations in the public sector, along with private landlords, and we are called upon by several of these to assist with Stock Condition Surveys on a cyclical basis.

The type of clients we regularly conduct Stock Condition Surveys for include:

  • Housing associations
  • Councils
  • Care home clients
  • Schools/academies/colleges/universities
  • Health care providers
  • Managing agents of apartment blocks

Where maintenance work or other essential repairs are identified, we can further provide assistance to clients by preparing a schedule of works to cover the various issues identified, in order of urgency, and we are also able to provide a budget of costings for a full and complete picture.

Our service enables landlords to undertake planned preventative maintenance in a cost effective manner, and reduces the cost of reactive maintenance and call out charges in the long term.

In addition to surveying the condition of the buildings themselves, our services can also extend to arranging measured surveys, asbestos surveys, Legionella risk assessments, and Energy Performance Certificates (EPC’s) as required.
