Our Chartered Building Surveyors acted as Party Wall Surveyors in relation to the demolition of the Victorian swimming baths and the redevelopment of the new-build Darwen Leisure Centre, in Darwen, Lancashire.

Acting on behalf of the “Building Owner” (Blackburn with Darwen Borough Council) and their design consultants (Capita) we were involved in design team meetings and provided advice from the outset in relation to The Party Wall Etc. Act.

The works required careful detailing and programming as the old Darwen swimming baths to be demolished was adjoined to the White Lion Pub.

Our Surveyors prepared the necessary Notices: Party Structure Notice, Notice of Adjacent Excavation and Line of Junction Notice. These were served on the owners of the Pub.

The owners of the White Lion then instructed Lea Hough to act for them also, jointly appointed in the role of impartial Agreed Surveyor.

From there, we prepared an Award, which included detailed design proposals, method statements for demolition and installation of new foundations etc. We also undertook a Schedule of Condition to record the condition of the Pub, including the cellars, before works commenced. This Schedule of Condition was appended to the Award.

We liaised with both parties and the design team throughout the whole project, and undertook inspections during the demolition/construction works. We also inspected the Pub again at completion to confirm our satisfaction that there was no outstanding damage, resulting from the demolition and redevelopment of the new Leisure Centre.
